Is your holiday home properly equipped in accordance with the relevant tourism regulations? Take a look at this post to find out how to equip it.
If you own a holiday home in Andalusia or are thinking of putting it up for rent, it is essential to know what requirements must be met in order to comply with the regulations and provide a high-quality experience for your guests. The BOJA of 2 February 2024 updates certain key aspects affecting both Tourist Apartments (AT) and Holiday Homes (VUT).
At HOMA, we ensure that the properties we manage are fully compliant with the law and meet travellers’ expectations. Here is a summary of the key points:
Essential equipment for your holiday home
Bathrooms: Shower screens, cleanliness and comfort
One of the most notable aspects of the new regulations is the difference between light commercial vehicles and vans in terms of bathroom fittings.
-
In holiday apartments (AT), shower screens or bath screens are mandatory.
-
In holiday rental properties, although it is not a legal requirement, their installation is strongly recommended for reasons of hygiene, functionality and the guest experience.
In addition, bathrooms must be equipped with a mirror, towel rails, a coat hook and storage units, as well as clean bathroom linen in good condition.
Air conditioning: comfort all year round
In both AT and VUT, the property must be equipped with heating and cooling systems that function properly in all rooms, both in summer and winter. It is not simply a matter of having a fan in August or a heater in January: we are talking about effective solutions tailored to seasonal temperatures, such as heat pump air conditioners, efficient radiators or centralised systems.
Este punto es clave no solo para cumplir con la normativa, sino también para garantizar valoraciones positivas y repetición de reservas.

Furniture and general equipment
All holiday accommodation must be equipped with the basic facilities necessary to ensure a comfortable stay:
-
Beds and mattresses appropriate for the number of guests, with bed linen in good condition.
-
Functional and adequate furniture in the living room, dining room and bedrooms.
-
Sufficient lighting in all rooms.
-
Curtains, blinds or blackout curtains in the bedrooms.
-
A full range of kitchen utensils and crockery (crockery, cookware, cutlery, etc.).
-
Basic household appliances: fridge, hob, microwave or oven.
-
Everyday cleaning products and tools.
Visible safety and regulations
La normativa también exige que la vivienda cuente con ciertos elementos de seguridad y documentación accesible para el huésped:
-
First-aid kit.
-
In AT: fire extinguisher and, in some cases, smoke detector.
-
Information displayed clearly, including emergency numbers, instructions for using household appliances and house rules.
